Zoning

Wayne Township is a zoned township. Most construction, land-use changes and new structures need a zoning permit from the township zoning inspector before work begins.

Before you build

Contact the zoning inspector before starting work. Applying first is almost always faster than correcting something afterwards, and the inspector can tell you which of the applications below your project actually needs.

Applications

Township zoning in Ohio operates under ORC Chapter 519. Wayne Township uses three applications:

  • Zoning permit — the standard permit for new structures and most land-use changes (ORC 519.16).
  • Conditional zoning certificate — for uses the resolution allows only under stated conditions (ORC 519.16).
  • Variance — when a project cannot meet the resolution's standards and you are asking the board of zoning appeals to permit a departure (ORC 519.16).

The zoning resolution

The zoning resolution is the document that actually governs what may be built where. Wayne Township's resolution was last amended in July 2021.
